Casablanca: Casa Anfa’s ambitious urban development takes shape

The Casa Anfa urban development project is rapidly transforming western Casablanca, turning the site of the city’s former airport into a vibrant new district that combines residential areas, business centers, and extensive green spaces.

Spanning 350 hectares, this ambitious project managed by the Urban Development Agency of Anfa (AUDA), a subsidiary of Morocco’s CDG Group, has evolved from vision to reality after nearly two decades of development. The master plan, designed by Reichen, Robert & Associates following an international competition in 2006, encompasses eight distinct neighborhoods organized around a network of green spaces.

The project features 4.3 million square meters of buildable area, including 2.3 million square meters for housing, 1.3 million for offices, and 700,000 for facilities such as retail, schools, healthcare, and hospitality. Notably, 100 hectares are dedicated to green spaces, including the expansive Anfa Park, providing approximately 10 square meters of green space per resident—meeting international urban standards.

Casa Anfa’s first phase, covering 100 hectares with 1.2 million square meters of construction, is nearly complete. It includes the Anfa Clubs, Anfa Cité de l’Air, and Anfa Aéropostale neighborhoods, along with part of Casablanca Finance City (CFC). The 18-hectare first section of Anfa Park opened to the public in March 2020.

The second phase, currently under development, covers 110 hectares, with 40 hectares dedicated to expanding the predominantly residential Anfa Cité de l’Air neighborhood and 20 hectares allocated to the financial district’s second phase.

“The first and second phases have attracted nearly 30 renowned real estate developers who have built residential and commercial projects following strict specifications established by AUDA,” an agency representative explained.

The development already hosts several private schools including École Française Internationale and ESCA Management School, with Toulouse Business School and others under development. A shopping mall, street-level retail, and healthcare facilities are operational, with business hotels in progress.

When completed, Casa Anfa is projected to accommodate approximately 100,000 residents and generate an equal number of jobs, establishing itself as Casablanca’s premier urban destination.
